INITIAL BRIEF

Before we start any project, we take the time to sit down with you to fully understand your unique living requirements, your needs and your desires. This is important as these early conversations assist us in understanding the overall values of your project which then establish the foundation and direction of the design solutions. 

CONCEPT DESIGN

Using the project brief we begin to explore and develop the initial design solutions that address your project values. This includes careful consideration to your specific needs, your individual site, the agreed budget and any specific local authority (council) requirements.

BUILDER ENGAGEMENT

We understand that working with builders may be new (and daunting) to you. We therefore have several options available with varying levels of assistance, from early builder engagement and collaboration through to construction tender; either with our list of builders or a builder of your own.

PRELIMINARY CONSTRUCTION PRICING

The preliminary pricing stage is completed to ensure that your project is on track to meet the agreed budget. This additionally gives us all the opportunity to discuss any construction queries we may have with our recommended professionals before advancing through to the next stages of your project. 

APPROVAL AND PERMITS

We complete, and on your behalf, submit the relevant applications including our detailed drawings, to the local authorities in order to gain the required planning approval for your project. 

CONSTRUCTION DOCUMENTS

We liaise with and coordinate the required consultants in order to prepare the full construction package, including our detailed architectural drawings and specifications. This detailed package not only captures everything communicated within your project to date, but also provides all the necessary information for construction. This detailed package gives us all the confidence in knowing your project can be correctly priced and brought to life in line with our expectations and standards.

INTERIOR DESIGN AND SELECTIONS

We offer interior design and selection services to give the spaces within your home the finishing touches they deserve. This stage involves the selection and specification of all the interior design elements and finishes. Careful consideration is given to the overall aesthetic and mood communicated during the project briefing, ensuring there is common language throughout the interior and a synergy from exterior to interior.

CONSULTATION AND ADMINISTRATION

The administration of the design, construction and contract throughout the construction period.
